After all, it is the most expensive thing you will ever buy, most of the time in used, as-is condition, will be the cause of you being heavily in debt for most of your lives. But it is also a home, a sanctuary, a place for you to rest your wary head and provides warmth and shelter for you and your family.

There will be many strategy involved, and lots of back and forth negotiating, TONS of paperwork (especially if you are a Californian or a New Yorker). But it will be all worth it! Because once you sell your home, you will be able to move your life to the next phase.

• Increase your curb appeal: consider landscaping if your trees are overgrown or if the lawn is looking it hasn’t been watered in ages. Power wash your exterior, clean the windows, repaint if necessary
• Make necessary repairs: patch up any holes in the wall, touch up your interior paint, if a pipe is leaking, fix it.
• Stage your property: There are numerous perks in staging your home. Not only your house will look warm and welcoming, it will also help buyers to visualize themselves living there, especially if you have tricky floor plans. More importantly, high resolution photos of a well-staged home will attract buyers to open house and increase your foot traffic. Thereby increase your change of getting a qualified offer.
• Hire an experienced real estate agent: An experienced real estate agent actually treats real estate very seriously. They tour homes weekly, they know the neighborhood, they know how to sell and market your property properly. MOST importantly, they know what is the proper pricing that WILL sell your house.
• Prepare for open houses: Definitely clean and de-clutter like your mother-in-law is coming to visit! You want to give the buyers the best impression of your house. It’s just like you would dress up and shower before a hot date. The same goes with your house!
• Bury an eco-friendly St Joseph Statue! Yes, if you do decide to enlist Saint Joseph’s help in selling your house, don’t forget to do it in an eco-friendly manner. If you must buy a plastic one, do dig him up!
